Welcome to Pathway, an interfaith non-profit corporation dedicated to providing affordable and high-quality housing units to 230 families across our two buildings, Forest Ridge and Arbour Mill. Our mission is to create a warm and safe living environment that is both affordable and sustainable for our residents.
At Pathway, we operate on two sources of income: rental income and a subsidy from the government. We use this income to cover our operating expenses and to set aside a reserve fund each year to cover future major replacements, such as the roof, windows, and appliances. As the annual subsidy from the government is a fixed amount, any increase in expenses such as maintenance and utilities is covered by raising market rents or reducing the level of service and improvements. Therefore, it is essential for everyone to maintain the buildings efficiently to help manage costs.
To ensure efficient operations and compliance with related regulations and policies, we have a team of professionals overseeing the day-to-day activities of the buildings. Our General Manager is responsible for developing policies and procedures, ensuring compliance with regulations, and overseeing the implementation of approved policies. Our Property Administrator handles resident enquiries, calculates rent-geared-to-income, manages rent collection, and initiates appropriate action under the Residential Tenancies Act. Our Superintendent is responsible for the day-to-day maintenance of the buildings, including coordination of outside contractors, fire safety procedures, parking control, and cleanliness. Our Cleaner carries out the cleaning of common areas and vacant units.
Our Head Office is located at the Arbour Mill building, and our Property Administrator divides their time between offices at Forest Ridge and Arbour Mill as needed. If you wish to discuss any tenancy issue in person with the Property Administrator, it is recommended to make an appointment in advance for a mutually suitable time.
